FPD Global Integrated Services, Inc. is a real estate management consultancy firm. The company was established in 2007, under a joint venture between FPD Asia, a leading facilities management company, and Bizdevco, a commercial leasing and property management company. The combined professional experiences of the two companies developed a relevant portfolio of real estate services:
* MARKET STUDY
This is a conduct of a market-based evaluation of a proposed project or concept for a real estate property. The property may be idle or developed, but under-utilized, and requires a thorough cost and benefit analysis which FPD Global as consultant will help the property owner assess in terms of marketability and financial feasibility prior to having the project designed by an architect or implemented by a contractor.
FPD Global had undertaken studies for residential, commercial and industrial developments. Please see list of studies undertaken from 2007 to present. The basic scope of a market study is as follows:
i. Desk Research / Secondary Data – FPD Global normally organizes a competent team of researchers to gather relevant data from both government and private offices. These data will include statistics, publications, and government and private sector reports on the local market and competitors. These data along with available information on other relevant developments will be gathered, processed, and analyzed. Statistical data will focus on available information on the following areas : Demographics, Income and Expenditures, relevant statistics, and other pertinent information than can be researched from the local government unit, where the property is located;
ii. Site Analysis - The subject property undergoes detailed site analysis in terms of accessibility, traffic density patterns, visibility, inherent strengths and weaknesses, and the like;
iii. Trade Area Survey - A field survey shall be undertaken to cover the profiling of all types of projects, particularly those that are relevant to the property or proposed project. Profiling usually covers: Current Industry Players, Comparative Rates/Packages, Occupancy data, Amenities & Facilities, Key Selling Points, Expansion Plans, Existing Marketing Strategies/practices and the like;
iv. Development of Market Positioning – Once competition is identified, and key differentiating elements have been defined, the next step would be the development of parameters that will serve as inputs for the detailed designing and planning for the proposed project. Hence, it is expected that the architectural design will not purely be a product of inspiration by the architect, but rather a reflection of the elements of what makes the project marketable and financially viable.
v. Financial Analysis – Alongside the development of the market positioning is the financial analysis, which takes into consideration factors such as sales, take-up or occupancy, payment terms, phasing plan, etc, vis-à-vis rule of thumb cost assumptions for site development, construction and other soft and hard costs. All these will serve as inputs in forming the cashflow and profit and loss analysis of the project. The profitability measures will serve as decision points for the project owner, whether to hold off or proceed with the implementation of the project
* PROPERTY APPRAISAL
FPD Global in partnership with Cesson Appraisal provide valuation services for property owners, idle or otherwise. Anchored on the general rule that no two properties are alike, FPD Global’s valuation report may be used not only as basis for property disposal, but also as benchmark for property owners who are thinking of developing their properties or of entering into joint venture with 3rd party developers.
* PROPERTY CARE
FPD Global provides various types of property management services to individual unit owners or developers. Currently, FPD Global provides tenant and contract management and other administrative services to property owners.
Commercial – FPD Global currently leases and manages more than 30,000 sqms of commercial spaces (e.g. Santana Grove in Sucat, MCS in Makati, Hampton East Arcade in Pasig, Vista Square in Cainta, Golden Valley in Marikina, and Palm Square and Comoda Ville in Antipolo). In addition, FPD Global keeps an active list of more than 1,000 establishments in various categories: food and beverage (in-line stores and kiosk operators), commercial services, institutions, anchor stores, bazaar organizers, and retail tenants. These businesses are collaborating or transacting with FPD Global for their commercial space requirements.
* BROKERAGE
FPD Global has more than 700 exclusive and non-exclusive listings of properties (ranging from lots only, houses and lots, affordable, middle cost and high-end condominiums, commercial and office spaces, idle or raw lands) which are updated and monitored on a weekly basis by transaction personnel.
Lease and Sale Transactions – FPD Global’s role is to find the right match (tenant or buyer) for the property being leased or sold. For commercial properties, FPD Global often gets involved in the development of the rental structure, zoning, tenant mix, and move-in guidelines in preparation for the Property Care stage.
Project Selling – FPD Global is currently the exclusive marketing agent for 20 storey Future Point 3 Office and Residential Condominium in Panay Avenue, Quezon City, 7.7 hectare Ashiyana Homes in Tagaytay and 10 hectare Monterey Hills in San Mateo Rizal. Past projects included Cherry Orchard Suites, a Mid-rise Condominium project in Congressional avenue, Quezon City, a Two-Tower Fort Victoria Condominium in Bonifacio Global City, Taguig, and 6.7 hectare Dasmarinas Royale Village in Dasmarinas Cavite. To date, FPD Global had sold an aggregate total value of about Php1.1 Billion worth of condominium units, lots only and houses and lots since 2007.
FPD Global Integrated Services, Inc. has another management company that focuses on hospitality. This is myHometel Corporation, a hospitality management company that specializes on budget hotel. It is currently managing five (6) hotels: two in Cebu, one in General Santos, one in Makati, one in Paranaque and one in Bonifacio Global City.
